Initial Meetings                                                                                                                                                            

The first stage is to have an initial meeting, free of charge and with no obligations, to allow you to put across your intentions, hopes and ideas for your project.  We can then advise you on the feasibility of your ideas, what approvals you will need and what costs will be involved. If you are happy to proceed, and use Ferguson Design Studio as your architect, we will negotiate our fee and produce a formal appointment documentation of the build.

Brief & Initial Designs

Upon our appointment, we will quickly prepare a brief which accurately sets out your needs. We will then survey your property or site, and create initial designs for discussion and development.

Statutory Approvals                                                                                                                                    

Once the initial designs are agreed, the drawings are then developed into formal applications for planning, listed building or conservation area consents as needed. We will deal with all the necessary administration and negotiations required.  If our appointment includes an application for Building Warrant, this will subsequently be prepared.  The Building Warrant application will include working drawings and basic specifications.

Detailed Design & Tenders                                                                                                                                          

We can prepare more detailed drawings and specification, so contractors can accurately price for the work involved. We can advise you on the suitable building contract to use and prepare tenders to contractors for you, as well as advise on the appointment of the contractor.

Construction Work                                                                                                                                                    

If desired, the works on site can be inspected by us to monitor standard, progress and specification.  We can administer the building contract which allows costs, disputes and changes to be dealt with efficiently. Payment schemes under a recognised building contract allow the client much more protection and peace of mind throughout the duration of the build.
