Why use an architect?
Architects go through vigorous and lengthy training which not only lets them design with a creative flair, but also gives them the ability to interpret the complex needs of many projects. Architects also take a set of professional and legal exams which gives them the ability to understand how building contracts are administered and the legal liabilities involved with creating a building. Anyone claiming to be an experienced ‘architectural designer’ or ‘architectural technologist’ or ‘building consultant’ does not have the depth of training to handle the complexities of constructing a building.
Are Architects regulated?
Yes, we are regulated by the ‘Architects Registration Board’. The title ‘Architect’ is protected by the board, anyone caught calling themselves an architect without passing all university and professional exams can be fined and even prosecuted.
Should I build in the current economic climate?
Yes! We believe now is an excellent time to build! Due to the lack of borrowing and the countries overall reluctance to spend money, contractors everywhere are feeling the pinch. This has driven down their rates, making the market extremely competitive.
Is it possible to add value to my property without building?
Yes, if you are nervous about making the financial commitment to a build, then work with us to produce a design and have the statutory approvals in place before selling your property, making it appealing to someone who wants to come in and add their own touch.
What are statutory approvals?
They are approvals required to be obtained from your local council, to ensure that your building meets all local planning guidelines and current building regulations.
How long does it take to have a statutory approval granted?
This varies depending on your local council’s work load and the complexity of the project, but a general rule of thumb is a minimum of eight weeks per approval.
